The importance of getting good advice when you sell

As we have pointed out in some previous posts, many agents find themselves with a conflict of interest when selling a property, so having someone to advise you who can see things purely from your perspective can be a real advantage.

Finding the right advice when selling is vital

Here at Vendor Advocacy Australia we would like to think that the advice we provide our clients with is the best in the market. Yes, we’re biased. However, over the years we have seen countless examples of the difference that good advice can make to someone’s sale, just as we’ve often been asked to pick up the pieces after someone has received really bad advice. So you could say that we are more aware of the value of good advice than most.

A story about the wrong advice

Some time ago, we came across a story that provides a fascinating insight into what happens when you get the wrong advice…even when it’s your own…and it comes from the U.S.A.

In America, the concept of selling your own property rather than relying on a professional agent is more common than it is here in Australia. In fact, a few years back, one American entrepreneur decided to set up a website to cater for this market. His name was Colby Sambrotto and created ForSaleByOwner.com to advise people on the best way to sell without using an agent.

Mr Sambrotto did quite well out of the venture, to the extent that he decided he could afford to buy a more luxurious home. Not surprisingly, he decided to make use of the advice on his own website and began a campaign to sell his own home.

After six months on the market, not only was Colby’s home unsold, but he had not received a single offer. He found himself in the rather embarrassing position of having to seek out some professional help by appointing a real estate agent to advise him and help achieve a sale.

Experienced advice can change your result

No prizes for guessing what happened next! Not only did Mr Sambrotto’s agent obtain multiple offers from buyers within a very short time frame, he was able to negotiate a successful sale that achieved a remarkable $150,000 above the original asking price. True story!

Sure, stories like this don’t happen in every situation. Indeed, Mr Sambrotto could just as easily have gone to the wrong agent and received bad advice.
