Making a sound choice. It’s amazing how often a buyer will make the decision to purchase an apartment without opening the windows to hear how much traffic noise there is, (particularly during peak hour), or to inspect the property in the evening when the neighbours are more likely to be at home and making noise. Making an enlightened choice. Before you buy an apartment, make sure you understand which way it faces, and where the natural light comes from at different times of day. Morning sun can be a wonderful asset to wake up to, but a westerly aspect can turn your apartment into a sweatbox on Summer, whilst a complete lack of natural light for months on end can make life fairly miserable. You also need to check whether there is any cross ventilation.
Check what your neighbours think. One way to find out if there are any current issues for residents of the building is to ask for a copy of the minutes of the most recent Owner’s Corporation meeting. You might try touching base with the Owner’s Corporation manager or building manager as well to see what they can share.
