An increasing number of Victorians are choosing an apartment as their preferred form of accommodation nowadays. Yet far too many of them overlook some of the key features that tend to have a huge impact on whether their choice of apartment turns out to be a good one or not. So the team at Ian Reid Buyer Advocates thought this might be an ideal opportunity to share some thoughts on what apartment buyers should be watching out for.
Making a sound choice. It’s amazing how often a buyer will make the decision to purchase an apartment without opening the windows to hear how much traffic noise there is, (particularly during peak hour), or to inspect the property in the evening when the neighbours are more likely to be at home and making noise. Choosing the right time to inspect an apartment is critical!
Making an enlightened choice. Before you buy an apartment, make sure you understand which way it faces, and where the natural light comes from at different times of day. Morning sun can be a wonderful asset to wake up to, but a westerly aspect can turn your apartment into a sweatbox on Summer, whilst a complete lack of natural light for months on end can make life fairly miserable. You also need to check whether there is any cross ventilation.
Check what your neighbours think. One way to find out if there are any current issues for residents of the building is to ask for a copy of the minutes of the most recent Owner’s Corporation meeting. You might try touching base with the Owner’s Corporation manager or building manager as well to see what they can share.
Get some expert assistance. If you are at all unsure about what to look at, or you’d like an extra level of reassurance before you commit to a particular apartment or building, don’t forget that the experts at Ian Reid Buyer Advocates have years of experience in finding the right property for countless buyers just like you.
